The history

According to the city’s design guidelines for the district (PDF), architect Addison Mizner began building Old Floresta in 1925, at the height of the Florida land boom. He planned about 100 houses in 10 designs in his Spanish style, but only the first 29 were finished before the Mizner company went bankrupt. Hermann V. von Holst and Fred C. Aiken of Chicago bought the subdivision and kept to the Mediterranean Revival style; von Holst gave it the name Floresta.

The city designated Old Floresta a historic district in 1990. Two Mizner houses in it, on Alamanda Street and Hibiscus Street, are on the National Register of Historic Places.

Where it is

On this page the area is the Floresta Addition to Boca Raton as Palm Beach County’s plat layer maps it: eight pieces adding up to about 87 acres. It runs from Palmetto Park Road north toward Glades Road, between about NW Ninth Avenue and Cardinal Avenue in the west and NW Fifth Avenue in the east. The historic district itself is drawn on the city’s resource map, linked from the historic preservation page.

The city’s address data has about 106 addresses inside the plat, 95 of them single-family homes. Almost all, 97%, are in ZIP code 33486; a few on the edges are in 33431 and 33432.

Schools

How the plat’s addresses fall in the School District of Palm Beach County’s attendance boundary layers (elementary for 2026-27, middle and high for 2025-26), with each school’s 2026 grade from the Florida Department of Education:

Level School Share of addresses 2026 grade
Elementary to grade 8 Addison Mizner School, 199 SW 12th Ave. (report card) 92% A (84%)
Elementary J.C. Mitchell Elementary, 2470 NW Fifth Ave. (report card) 7% B (61%)
Middle Boca Raton Community Middle, 1251 NW Eighth St. (report card) 100% A (69%)
High Boca Raton Community High, 1501 NW 15th Court (report card) 100% A (73%)

The percentage after each grade is the share of possible points the school earned. Addison Mizner School runs from pre-K through eighth grade, according to the federal school directory. Because the area is split, check an address with the district’s Find My School map. More in our schools guide.
