How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Boca Raton home worth.” Because condos make up a large share of Boca Raton’s homes, the typical figure sits well below what a single-family house in many neighborhoods sells for.
Median sale price is the middle price of homes that actually sold that month. It jumps around: over the past year Zillow’s monthly figure ranged from $530,000 in December 2025 to $625,000 in April and June 2026. The 13% rise from July 2025 partly reflects a low month a year ago. Read the trend over several months, not one.
Days to pending counts the days from listing to an accepted offer. Boca Raton’s figure has fallen from the high 50s and low 60s last fall to 40 in August 2026.
The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for Boca Raton alone; the closest is the West Palm Beach-Boca Raton-Delray Beach metropolitan division, which is Palm Beach County. Its index rose 3.65% in the year to the second quarter of 2026. FHFA’s purchase-only index for the same division, seasonally adjusted, rose 3.21%. The index measures change, not a price.
Boca Raton against the area
The typical Boca Raton home is valued at about 1.2 times the Palm Beach County figure of $474,416. Over the past year Boca Raton’s index rose about three times as fast as the county’s, while the wider Miami metro area slipped slightly.
The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Boca Raton at $660,100. That survey asks owners what they think their home is worth, covers 2019 to 2023 and counts only owner-occupied homes, so it does not match Zillow’s figure.
